In 2025, Atlantic City promoters are planning a festival for 25,000 people and a bigger Beach Bar in front of Seahaus Hotel, Ocean Club & Island Club. Help STOP it.

The time is NOW to properly designate the GATEWAY lower intensity transitional area to achieve the desired balance of environmental beach conservation with family friendly residential usage especially in light of the anticipated increase ownership with the development of neighborhood properties.

Why do we need to stop this?

We love the hustle and bustle of Atlantic City. We love the summer festivals, the beach bars, the parties and the creativity this town has to offer. There are SO MANY PERFECT spots for these types of things; But not one that’s primarily residential, on the “quiet side” of the boardwalk, with a fleet of senior citizens and families.

  • IS IT EVEN LEGAL? - Both the festival and the COCORICO / Chelsea Beach Bar Expansion are in violation of many rules and regulations (city, state). See Here for more info. Tickets are being sold without permits from CRDA or the City of Atlantic City.

  • NOISE - You can hear EVERYTHING from inside. The current Beach Bar has been in violation of noise ordinances with over 1,000 complaints made. They’re proposing to nearly double the size. The BRT Music festival is advertised as a 25,000, 3-day festival going well into the morning. Here are the NJ noise rules:

    • Daytime (7 a.m. to 10 p.m.): Continuous airborne sound exceeding 65 dBA at a residential property line is generally prohibited.

    • Nighttime (10 p.m. to 7 a.m.): The sound level limit is 50 dBA at a residential property line. .

  • TRASH - Already a HUGE problem with the beach bar illegally dumping into an overstuffed dumpster.

  • BEACH - The entire beach in front of this residential area will be dedicated to partiers with an extended beach bar and 25K festival attendees, who do not care about what happens when they leave.

  • TRAFFIC - 25K extra people for the festival. Hundreds of extra people per day for the bar. This is not only unsafe, but they haven’t presented plans to handle things like safety and fire.
