Why is zoning important?

The New Jersey Casino Reinvestment Development Authority (NJCRDA) has designated specific zoning districts within Atlantic City’s Tourism District to guide land use and development. Among these, two zones pertain directly to the beach areas:

We are only asking for FOUR blocks of residential area to be redistricted for less intensity.

 Beach-Related Zoning Districts 

  1. Beach District (B): This zone encompasses the active beachfront areas, including the Boardwalk and adjacent recreational spaces. It is primarily designated for public use and tourism-related activities.

  2. Beach Conservation District (BC): This zone focuses on the preservation and environmental protection of sensitive coastal areas. It includes dunes, natural habitats, and other environmentally significant beachfront segments.

These zoning designations are integral to the NJ CRDA’s efforts to balance tourism development with environmental conservation, ensuring that Atlantic City’s beachfront areas remain both vibrant and sustainable. We are only asking for a few blocks of beach to be considered and redistricted to beach conservation zoning.

The Gateway District (GWAY) is a zoning designation within Atlantic City’s Tourism District, established by the New Jersey Casino Reinvestment Development Authority (NJCRDA). Positioned at the southern end of the Tourism District, it encompasses areas such as the former Atlantic City High School site and a public park. This district serves as a transitional zone, offering a lower-intensity introduction to the more vibrant sections of the Tourism District. Notably, it includes the site of Stockton University’s Atlantic City campus, contributing to the area’s educational and cultural development. We are asking for inclusion in this important designation. We, as the largest non-casino tax paying entity in the City of Atlantic City, along with our neighbor residences and small businesses, are respectfully requesting inclusion in the Gateway District. 

Purpose: The GATEWAY District is designed to function as a welcoming gateway into Atlantic City’s core tourism and entertainment zones. It aims to balance residential, commercial, and institutional uses, fostering a vibrant yet approachable environment for both residents and visitors. We are asking for a more residential friendly Gateway zoning redesignation. 

Please help to PRESERVE OUR BEACHFRONT

 The time is NOW to properly designate the GATEWAY lower intensity transitional area to achieve the desired balance of environmental beach conservation with family friendly residential usage especially in light of the anticipated increase ownership with the development of neighborhood properties. The area marked off in red south of Morris to Providence should be added to the GATEWAY and zoned as Beach Conservation within the PURPLE Gateway District.
